We handle feasibility, conceptual design and planning, and coordination with your city so your ADU is designed to meet local standards and fit your lot.

The Process:
Step 1: Give us a call or fill out the box below
We will discuss goals, budget, and property details
Step 2: Site visit and Feasibility
Jason will meet you on site to determine access, grades, utilities and setbacks.
Step 3: Design + Retainer
Madison will work with you to create conceptual floor plans, elevations, and sections. Retainer fee ($2500) will be applied to your build. Engineer and/or Architect may still be necessary depending on the complexity of your project
Step 4: Plans and Permits
Together we submit your plan set (if required and/or desired. Not all zones require permitting), coordinate with city/county and utilities. We will be with you every step of the way as this process can often be complex
Step 5: Sign Contract + Start Build
We require a signed contract and 50% deposit to start your project. Once those are satisfied, we can usually break ground immediately
Pricing:
Every property and project is unique, but we know it helps to have a ballpark. Here’s what to expect when planning your ADU in Montana. Please keep in mind this can vary depending on material choices and upgrades
Smaller ADUs (400-600 sf) generally range from $95,000 to $120,000. These are perfect for guest spaces, or compact rentals
Mid Size ADUs (600-900) sf) typically range from $130,000,000 to $200,000 offering enough space for one or two bedrooms and comfortable living space
Larger ADUs (900-1200 sf) often range from $200,000 to $250,000+, designed for full family living or luxury guest accommodations
